Returning to the Revamped Territorial Planning Project, the Developer Plans to Construct Over 25,000 sq.m of Residential Property - Six 14-story Buildings.
Near a non-existent tramway branch in Novokoltsovsky, a residential microdistrict is to be constructed.
Not only that, but the plan also includes an educational complex for 1,500 students, a duplicate of the Koltsovka Highway, and internal streets. To create the urban network, approximately 1.6 hectares of land, currently part of cottage settlements, will need to be purchased.
*As seen in the latest documents, a commercial administrative center will likely arise on the northwestern edge of the residential quarter, where a multi-functional eco-complex was once planned. This eco-complex might have become the region's landmark.
Architects had envisioned a petting zoo featuring plants destined for homes and gardens, a greenhouse filled with produce and greens available for purchase or delivery through local cafes, and creative workshops. However, a representative of company "Aspect" failed to return our call.*
In future plans, a tram line will pass within a few dozen meters of the residential quarter, connecting Koltsovka with Botanichnyi. Such infrastructure developments generally increase the value of nearby territories and encourage investors to construct residential buildings. The projected cost of the project is 15 billion rubles, but it remains unclear what sources of funding will be used, as it is not accounted for in the budget.
Company "Aspect" is well-known in the real estate market of Yekaterinburg for its contractor services. For instance, the organization collaborated with developer Prinzip on their building projects.
This year, along the Koltsovka Highway, construction of the second phase of the "Ramada" hotel will begin. The building will be designed in the shape of a wave. Inside, there will be 120 five-star rooms, restaurants, conference halls, an aqua park with a SPA zone and an open-air pool on the roof.
Insight:
Territorial planning involves the strategic management of land use, infrastructure development, and resource allocation for sustainable and equitable growth. An abandoned or underutilized area can be transformed into a vibrant community hub through approaches like renovation, mixed-use development, community feedback, green infrastructure, and access to public transportation. Renovating the abandoned eco-complex to serve as a hub for community activities like environmental education centers and green spaces is an example of sustainable development and community engagement. Mixed-use development, combining office spaces with retail and community facilities, fosters vibrant and accessible urban environments. Engaging local residents and stakeholders in the planning process ensures developments meet community needs and preferences. Integrating green infrastructure enhances environmental sustainability and quality of life. Ensuring developments are accessible via public transportation can increase their appeal and usability.
- In addition to the residential properties, the Developer's revamped territorial planning project also incorporates a commercial administrative center, which is likely to emerge on the northwestern edge of the residential quarter.
- With the planned tram line passing near the residential quarter, connecting Koltsovka with Botanichnyi, this infrastructure development is anticipated to stimulate real estate investments and the construction of more residential buildings.
- Company "Aspect," a well-known figure in Yekaterinburg's real estate market, has previously provided contractor services for the development projects undertaken by company Prinzip, highlighting their involvement in the area's housing sector.
